Marketing is absolutely crucial for team’s to build relationships with prospecting and existing clients. Content marketing is especially effective for agents looking to earn engagement and foster new connections with its storytelling.

The competition is fierce, and these days you’ll need expert online and offline marketing skills to set yourself apart from the pack. Do you know the tools you need to have to market a property in the absence of a photographer, or without even having been able to visit the property itself?

You need to learn how to market without sacrificing quality, speed, and allow yourself to continue to look like a rock-star to your seller.

Good Imagery

It is always recommended to use a professional photographer, but due to the extenuating circumstances we are in, you’ll need to be your own photographer.

It’s important to focus on your photo quality as well, if that means hiring another service like BoxBrownie, or downloading photoshop yourself, you go ahead and do it.

You don’t want your photos to be blurry, tilted, or dark, so it’s important to use a professional editing software and process to make sure your photos are in the best condition possible for listing and marketing purposes.

Captions Tell All

First off, people are still trying to live their lives right now, so in your listing posts, don’t flat out talk about COVID-19. Instead, give the usual run-down and then proceed with offering a virtual showing that is now available.

Copy to a purchaser is the second most important thing, and quite often is highly disregarded by the agent.

Your copy should include square footage of the house, the land size, how many bedrooms, how many bathrooms, garages and anything else that is absolutely important to that listing.

In the copy, you’ll want the first 10-15 words to be your most important, because they are the words that everyone will see first as a preview when they see your post or advertisement.

Floor Plans

Less than 5% of North American Realtors include floor plans with their listings. Yet Schravemade says in all surveys, it's one of the top 3 things buyers want to see.

A real estate floor plan shows the property as seen from above. It shows the relationship between rooms and spaces and the overall layout of the property.

Good floor plans increase customer engagement with the real estate listing and can even increase the resale value of the property.

Virtual Tours/ Video Footage

360 images and virtual tours seem like they could be the future of Real Estate, especially with the circumstances we’re in now.

You can either take a walk through of the property, in this case get your seller to do this part, or you/your seller can download google street view on your phone.

Both of these techniques will create an interactive tour allowing your viewers to maneuver around the house as if they’re really there.

Imagine instead of driving all over the map trying to find the perfect place, you are able to fully experience different homes without leaving your own.

This existing technology lets you virtually walk through with the click of a button, saving both time and energy, while maximizing the number of homes viewed.
